The selling process

Selling your home — how does it work?

  1. First conversation and valuation

    It starts with an informal conversation. Together we go through what you want, the condition of your home and the price you have in mind. We set a realistic, market-based asking price from our knowledge of the local market, and decide together how best to bring your home to market. At Gusto Casa you get honest advice and a realistic picture of what to expect.

  2. Gather the paperwork

    Selling requires several official documents, and having them ready prevents delays: the title deed (Escritura Pública), the energy certificate (Certificado de Eficiencia Energética, mandatory in Spain), a certificate of freedom from debt, and the Nota Simple from the land registry. We help you gather them and bring in the right parties where needed.

  3. Repair and improve where needed

    A good first impression is crucial. Fix the leaking tap, the cracked tile, the peeling paint. Consider fresh paint or replacing dated fittings. Make sure the home is clean, tidy and neutral, so buyers can picture themselves living there. Our styling genuinely makes a difference — and we have pieces to lend for exactly that.

  4. Advertising and promotion

    In Spain a home is often listed by several agents at once, which causes confusion and conflicting prices. Listing exclusively with one agent avoids that. We advertise on the leading national and international portals including Idealista and ThinkSpain, and put our network and social media to work — with paid advertising aimed at the right audience.

  5. Negotiate the price

    Once buyers show interest we arrange viewings, guide them round and make sure the first impression lands. When an offer comes in we negotiate on your behalf, in consultation with you, on both price and terms. You get the best price without spending your own time on difficult conversations. Gé looks like a labrador, but turns into a pitbull in a negotiation.

  6. Have a lawyer check the legal side

    Once the buyer agrees, a reservation contract (Contrato de Reserva) is usually signed, guaranteeing the home will not be sold to anyone else. The buyer normally pays a deposit to reserve it — typically 1–2% of the price, or around €5,000 to €6,000. We can point you to a good lawyer who makes sure it is all properly recorded.

  7. Settle outstanding debts and mortgages

    Before completion, the buyer's lawyer checks every legal and administrative aspect: any outstanding debts or mortgages on the property, and any building or permit issues.

  8. Sign the preliminary contract (Contrato de Arras)

    With the Contrato de Arras the buyer usually pays 10% of the purchase price. This contract binds both parties to the sale.

  9. Sign the deed at the notary

    The sale completes at the notary, where the deed is signed and the balance is paid. We are there to make sure it runs smoothly and that you receive the full amount.

  10. Taxes and costs

    After the sale there are taxes to account for: plusvalía, a municipal tax on the increase in land value, and income tax (IRPF) — as a non-resident you pay 19% on the gain. Where useful we put you in touch with a good gestor who explains it and makes sure you pay no more than you need to.

  11. Close utilities and community charges

    Close the water, electricity, gas and internet contracts, or transfer them to the new owner. We help you handle these practicalities.

  12. Register the transfer of ownership

    The new owner registers the property at the land registry (Registro de la Propiedad). That is usually the buyer's responsibility, but we can help with any questions along the way.
