1. What are the first steps to buying a house in Spain? Look at what you can realistically afford and set your budget. Explore the region and pick a spot where you feel happy. Oh, and don't forget to bring in a Dutch-speaking buying agent (like us!) and a lawyer. They are the ones who keep your process running smoothly.
2. Which regions of Spain are most popular with foreign buyers? Costa Blanca, Costa del Sol, the Balearics (if you're after party vibes) and Catalonia. Basically anywhere with sun, sea and tapas within easy reach.
3. Do I need a Spanish bank account? Yes, unless you plan to pay with suitcases full of cash (spoiler: you can't). We're happy to help you open a Spanish bank account. You can transfer money from your Dutch account, but a Spanish one is simply handier. Certainly for your insurance policies.
4. What extra costs should I expect when buying a property? You don't just pay for the property itself, but also tax (10-15%), notary fees, registration and legal support. Reckon on 10-15% on top. No worries, we make it all transparent! In this region the transfer tax alone is 10%. Do bear that in mind.
5. Can I get a mortgage in Spain? Absolutely! Spanish and international banks are ready and waiting. The conditions are sometimes different from back home, but we know the best routes to a mortgage. Bear in mind that here you may only borrow around 70% of the property value. You could also increase the mortgage on your home in the Netherlands and buy a house in Spain with that money.
6. What about taxes? Taxes in Spain are as unavoidable as siestas. (All right, the siestas you can dodge to some extent.) You pay transfer tax when you buy and annual property tax (IBI). Don't panic: we explain it all clearly. Your gestor can arrange everything and take care of the payments.
7. How do I avoid legal pitfalls? Let us and your lawyer check it. From title deeds to permits, we make sure everything is in order. No surprises, except perhaps how smoothly it can go.
8. Can I buy a house without living in Spain permanently? Definitely! Many of our clients are still living in the Netherlands or Belgium during the buying process. We arrange everything, even remotely. From pool boy to private chef. And we can sort out the cleaning and the letting for you too.
9. How long does it take to buy a house in Spain? If everything runs like clockwork, 6-8 weeks. And the search itself? That can go quickly. Whatever pace suits you.
10. Do I need a NIE number? Yes, a NIE number is essential. Think of it as your Spanish BSN. The gestor can help you apply for it. That is a lot quicker and saves you a heap of frustration.
11. Can I rent out my property? Yes, but watch out: there are rules and taxes to deal with. We make sure you have all the information, so you can generate an income without any worries. The rules have just been tightened and you need a licence. Not every house can simply be let out.
12. What happens if I buy off-plan? New-build is exciting! But always check the developer, the permits and the guarantees. No worries, we do this together with you and your lawyer.
13. Are there restrictions for foreign buyers? Not at all. Spain welcomes foreign buyers with open arms and plenty of sangria.
