Everyone seems to be buying a house in Spain. People move here, they buy a holiday home or an investment. But what does that housing market actually look like? Anyone looking at the property figures for the Comunitat Valenciana in April 2025 sees a region on the move. The coast is as loved as ever, but the smaller inland villages are drawing attention too. The figures tell a clear story. But it's the context that makes the difference. That's why we don't just analyse the price per square metre, but also how it has developed over time, the factors behind it and what it all means for you as a buyer or investor.
Average prices in April 2025
In April 2025 the average price per square metre in the Comunitat Valenciana is:

The spread between the cheapest and the most expensive locations is enormous. It underlines that the housing market in this region is anything but uniform. It's also a big region, so the differences – and the local amenities – vary hugely. The value of a property here is strongly determined by location, accessibility, amenities and the image of the place itself.
The fastest-rising municipalities
A number of towns stand out for extreme year-on-year rises in the price per square metre. The table below shows the five biggest risers.

That growth is striking. Municipalities such as Monforte del Cid and Dolores aren't right on the sea, but they are excellently placed for cities like Alicante and Elche. What you see here is a combination of good accessibility, relatively low entry prices and increasing new-build activity. It's mainly the huge new-build projects that push prices up sharply and pull investment into the area. But before you invest, do stop and ask whether it suits you. Will it make you happy? And what are the amenities like? Years ago we stayed in a really lovely little house on the Costa Blanca South. The village itself was fine. You had your own pool. But you also sat in the noise of the houses still being built, all day long. For me that was pure hell.
And there's another point: when that much is being built and there are fewer of the real holiday attractions, like good restaurants and places worth visiting, what does that do to the rental prices if you ever want to let the place out? Take that into account too.
The classic favourites stay in demand
Then there are the familiar favourites. Places that have been loved by foreign buyers for years, where demand and prices develop steadily. These locations often sit at a higher price level, but they also offer a mature rental market and a proven track record. There are plenty of amenities here, and the names are widely known.

We're seeing an enormous pull towards these places. In the past few weeks I even got a message saying: ‘We're in Javea, just to see why everyone is suddenly heading here’. People with houses on Ibiza, and people who holidayed there for years, are now coming this way. Because this is the Ibiza of the old days. A place for people who enjoy life. More and more beautiful, luxurious restaurants are opening. The landscape looks like Ibiza's. Gorgeous cliffs and little coves. But priced rather more kindly. Quieter, less of a party crowd. A bit sleepier too, if you like. But a beautiful, lovely place to live and to spend your holidays. And if you do fancy Ibiza after all, the ferry gets you there in 2,5 hours. The location is great as well. These places sit between Alicante and Valencia. It's a 19- to 20-hour drive.
Why are prices rising?
There are several reasons behind the price rises in this region:
- Rising international demand Buyers from Northern Europe in particular are driving the growing interest. The combination of sun, space and good airport links stays attractive.
- Limited supply of new build In many coastal areas building land is scarce or difficult to develop. That makes existing property more valuable.
- A strong rental market The popularity of holiday letting through platforms such as Airbnb makes homes on the coast, or just behind it, extra interesting for investors.
- Affordability compared with other regions Compared with the Balearics or the Costa del Sol, prices in the Comunitat Valenciana are still attractive. That draws in new buyers.
Where are the opportunities?
We see the biggest opportunities on three levels: up-and-coming areas, stable rental regions and hidden gems.
1. Up-and-coming growth areas
These municipalities are rising fast but still sit below the regional average. That leaves room for growth in value.

You may buy in at a slightly higher price here, but the rental market is solid and demand is constant.

Are there risks as well?
Yes. Not every price rise is sustainable. In some areas we're seeing rises of more than 40 per cent year on year. That can point to a temporary peak driven by large-scale new build. Pay particular attention to the demand for rental apartments, and to the amenities in the area.
On top of that, the holiday-rental rules can change, which affects your return. If you're buying with letting in mind, look carefully at the municipal regulations. And above all, check the risks. And keep an eye on the build quality.

- How seasonal is the rental demand?
