House prices: an upward trend, but where do you get the most value?
The Comunidad Valenciana is popular and stays popular, and you can see that in the prices. In 2024 house prices here rose by an average of 16%, bringing the average price to €2.079 per m². Even so, there are big differences from place to place:

Where are the opportunities on the Costa Blanca North?
The most popular spots are still Javea, Altea, Moraira, Benissa and Denia. These places attract foreign buyers above all and keep rising in value. But if you're looking for growth potential, there are hidden gems too:

These are places with a lot of new-build development going on. They're springing up like mushrooms. But the amenities are still lagging behind a little. So don't be dazzled by the price rise alone: look properly into whether the amenities are enough for you and at what the rents are doing. Which places do we see real potential in? Our own village, Pedreguer. It's a sweet little place right next to Javea. There are beautiful houses here, and they really are considerably cheaper. You're straight onto the AP-7, which puts everywhere within relatively quick reach and makes the location superb. We think Lliber and Jalon are real winners too. They lie in the valley, so you get gorgeous views and houses that are still properly detached, with beautiful gardens. El Verger is right beside Denia, near the beach. There are several new-build projects here. It's flat, you have a gorgeous sandy beach and I expect more and more bars and restaurants to open. There's already one really nice little place that is completely booked out every single time we want to have lunch there: Los Banos sunshine bar.
Who is buying on the Costa Blanca?
International demand for property in Spain remains strong. In 2024, almost 93.000 homes were bought by foreign buyers, which accounted for 15,1% of all transactions that year. The nationalities buying the most:
- Britons: almost 8.000 purchases.
- Germans: more than 6.100 purchases.
- Moroccans: around 5.200 purchases.
- The Dutch: 4.923 purchases, up from 4.151 in 2023.
- Romanians: roughly 4.700 purchases.
- Italians and the French: around 4.700 purchases each.
The Dutch are mainly active on the Costa Blanca North, in places such as Jávea, Moraira and Altea. It isn't only the climate that plays a part here, but also the strong expat community and the good amenities. Dutch buyers are drawn by the upmarket facilities and the picturesque little coves as well. Many Dutch people still need to be in the Netherlands regularly, and for that the airports at Alicante, Valencia, Murcia and Castellon are a big plus. It means they're quickly back in the Netherlands again. We expect that current Dutch legislation will lead to more and more Dutch people buying a house here. And we expect there to be fewer Britons.
Developments in the Marina Alta
The Marina Alta keeps developing and offers new opportunities for investors and residents alike. Some of the key developments:
- Water infrastructure improvements: More than a million euros has been set aside for drinking-water networks and reservoirs in the region.
- Interconnection project: Plans for better train and tram links between the Marina Alta and neighbouring regions are being looked at again.
- New-build projects: Housebuilding activity has risen by 8,5%, with major developments in Calp and Dénia.
- Demographic growth: 34% of the homes in the region are in foreign hands, peaking at 68% in Benitatxell.
